Scope of Work : Modular House Infill Demonstration Project 1 . Project Overview The purpose of this demonstration project is to design , fabricate , and install modular housing units on an infill site using a Design - Build delivery method . Project Objectives • Deliver modular housing units that maximize site utilization . • Ensure compliance with all applicable zoning , building codes , and accessibility standards . • Incorporate energy - efficient and sustainable design principles . • Complete the project within the agreed timeline . 3 . Design - Build Responsibilities The Design - Build Team will be responsible for : • Design Phase o Conduct site survey and geotechnical analysis . o Develop architectural , structural , and MEP ( Mechanical , Electrical , Plumbing ) plans . o Obtain all necessary permits and approvals . o Coordinate with stakeholders for design reviews and approvals . • Fabrication Phase o Manufacture modular units in a controlled factory environment . o Ensure quality control and compliance with specifications . • Construction Phase o Prepare site ( grading , utilities , foundations ). o Transport and install modular units . o Complete on - site connections and finishing work . • Close - Out o Conduct inspections and obtain occupancy permits . o Provide as - built drawings and warranty documentation . 4 .
